Has your foundation faced an increase or decrease of water? First, let’s look at water building up around the outside of your foundation. Flooding and pressure from water can absolutely wreak havoc. When water builds up in the soil it pushes that earth outward. The push will eventually put pressure on your foundation. Over time that can move your foundation inward. Water build up could impact a crawl space or full basement regardless if it is constructed from stones, blocks or a full wall of reinforced concrete. Look to see if your wall has bowed inward, if there’s evidence of water on the inside wall surface and / or if there are any cracks. Keep in mind also that a lack of water can cause just as much damage to a foundation as a flood. If there’s been a severe drought in your area it could mean the soil has pulled back from your foundation and that could also cause the structure to shift because the perimeter is no longer supported and has less protection from the elements. This is a particular issue in areas on slab foundations because the foundation is underground. A loss of underground moisture isn’t visible with the naked eye so a homeowner should keep their attention on the ground level.

Chad is a 3rd Generation contractor. He was raised in West Texas with strong family values. Being a third-generation graduate of Texas Tech University, Chad put himself through college just as his mother and grandmother did before him. After graduation Chad became a property adjuster specializing in foundation claims for State Farm because it not only required his new degree but also allowed him to use the contracting experience he gained while running his business during college. Upon the arrival of his third child with his wife Deena, Chad knew his income would have to increase. When Chad left State Farm, he went back into general contracting in Houston Texas.

After the foundation of a house is built, the loose soil is back-filled around the foundation and can sometimes allow water seepage into your basement. As years pass by, this soil can also expand, placing pressure on the foundation and causing problems for the home. Foundation repair companies like the one we will present below, have developed several methods for solving these issues, thereby restoring both price and safety to your home.

We explain everything in a way that is easy to understand, even if you have no prior knowledge of basement foundations or how to repair leaky basements. After explaining the foundation problems to you, we provide you with a range of repair solutions so you can choose the right solution for your needs. Read more information on right here.

Does foundation repair affect home value? Foundation issues will bring down the value of your home. How much depends on the extent of the damage. As a very rough estimate, significant issues can bring down the value as much as 10%-15%. On the plus side, 10%-15% of a $250,000 home is $25,000-$37,500. As we’ve seen, the average cost of repair is significantly lower than that. Make the right deal and you can save a nice chunk of change. Another thing to consider is that some buyers will get nervous just knowing the house had issues in the past. You might be comfortable buying the home and doing the work, but you may have trouble getting full value from it when it’s time to sell.

Ledgestone retaining wall building recommendations

Stone retaining wall building tips: By using NFC you are basically increasing the depth of your retaining wall. Most masonry blocks would be an average depth of 200-250mm, by using NFC you are increasing that depth of your solid masonry block from 200mm up to 500mm (Infill depth) or more depending on the height of your wall. It is always recommended that every third or fourth block should have part of the back edge removed. This would give a far better adhesion tying the NFC infill layer and the NFC core filled blocks creating a far stronger structure.

These pros like soapstone because the lines created by grease pencils and markers can stay visible for a long time, whereas soapstone washes off in the rain. The downside is that soapstone doesn’t work as well on wet blocks. You can find these pencils at online retailers. Stagger the overlaps (at least 4 inches for this Versa-Lok product) and try to keep the butt joint between the blocks as tight as possible. Large gaps can create a pathway for water and sediment. Whichever type of block you use, make sure you follow the manufacturer’s instructions.

While you’re at it, do also place a call DigSafe (811), a nationwide service that will notify local utility companies that you plan to dig. These can determine whether their buried lines will be in the way and mark their exact locations. Retaining walls can be constructed using a variety of materials, from poured concrete and large timbers to natural stones, even bricks. For DIY purposes, opt for manufactured blocks that are designed specifically for building retaining walls; a locking flange along the bottom edge creates a secure attachment between rows. These blocks (available in gray and earthy tones in smooth or textured faces, like these at The Home Depot) can be found at virtually any home improvement store and many garden centers as well.

Perhaps not as builder-friendly for the first-time DIY’er, a concrete retaining wall can nevertheless provide maximum protection for any property against drainage and erosion problems. According to the experts at Quikrete, unlike brick and stone, walls built with concrete do not require additional reinforcement because the width of the base and the weight of the wall provide adequate structural support. The most important step in constructing a strong, attractive concrete wall is building a sturdy, accurate form. Wall forms must be strong enough to withstand the great pressure exerted by the wet concrete; any failure in the forms will be disastrous. A straight wall form is constructed of 1/2-inch, 5/8-inch or 3/4-inch exterior grade plywood sheathing, studs, spacers, ties and walls. Sheathing forms the mold, while studs back up and support the sheathing. See extra info on Building and repair of retaining walls Colorado.

Limestone retaining wall construction firm in Colorado: If you’re building tiered retaining walls, set each tier back far enough to prevent the weight and pressure of the wall above from destroying the one below it. The rule of thumb is to separate wall tiers by a distance that’s no less than twice the height of the wall below. So if the bottom wall is 4 feet tall, the wall above it should be built at least 8 feet behind it. Walls more than 4 feet tall will likely require a building permit and a plan made by a licensed engineer. The engineer will specify the base’s width and depth, how far down the base course should be buried, and whether or not a geogrid (soil reinforcement system) should be used.

Block retaining walls are lightweight, cost-effective, and easy to build. They come in a wider range of styles and colours and are more versatile than concrete sleepers, creating curves and tiered walls can be achieved with ease. Block retaining walls have a wide footprint so if your access is tight or room on your property is at a premium then blocks would not be for you.

We also repair existing retaining walls. Many railroad tie walls or older concrete retaining walls which may or may not include rocks or boulders are beginning to show signs of failure. Designing very tall walls gets rather complex when accounting for lateral pressure, as do the reinforcement options. For example, a retaining wall 8 feet tall is not just twice as strong as a wall 4-foot tall. The 8-foot wall actually needs to be four times stronger. For walls taller than 4 feet, hiring a licensed engineer to develop a design would be a smart move. At the very least, remember to follow the system manufacturer’s instructions to the letter. Plus, keep in mind that building big walls means moving truckloads of soil, gravel and heavy block.

DON’T lay blocks on an unlevel surface. The first course (or row of blocks) sets the stage for the rest of the wall, so it’s vital that you make it perfectly level. If it isn’t, subsequent rows won’t be level either, resulting in a retaining wall that’s lopsided and unattractive. Use a four-foot carpenter’s level to ensure that the gravel layer below the first course of blocks is level before you start setting the blocks. Any discrepancies here will show up higher in the wall. DO stack blocks at a slight backward slope.

A small guide on party wall surveyors in Canterbury UK

This decision would be much easier if you knew in advance whether or not your neighbour was planning to consent. Why not smooth the way by giving your neighbour a copy of the plans as soon as they are ready and at least a week or two before serving the official notice? Take the plans round personally and explain the parts of the work which will affect their property. Include your architect’s office number in case they have any technical questions. Having received full details of the work your neighbour should may be able to tell you whether or not they will consent before you serve the notice; although they might wish to consult their own surveyor before making any response.

Party wall problems? Here are some tips: In most cases, if the adjoining does not respond within 14 days then a deemed dispute is said to have occurred and the person carrying out the work must appoint a surveyor to act on the adjoining owners behalf. If adjoining owners provide written consent to the works as set out within the notices, then there is no dispute to resolve and no further need for party wall surveyors or, indeed, the Party Wall Act. Assuming work proceeds as detailed within the notice and no damage is caused, then no further involvement is necessary. Resolving Disputes: If adjoining owners dissent to the works (or if no response is received and a deemed dissent has arisen) then a dispute has occurred which must be resolved under the requirements of Section 10 of The Act. It is worth reiterating that the Act is one of enablement, it is not there to prevent works from taking place and it offers a route to end disputes at every stage. Where written agreement is not given, the solution the Act provides is for both parties to appoint an ‘agreed surveyor’ who will act impartially or for each owner to appoint a surveyor who in turn appoint a third surveyor. The surveyors then work together to agree the terms under which work may proceed. The surveyor(s) will review the plans, notices and structural details of the works and, after considering the impact of the works, will draw up an agreement which sets out the terms under which work can be carried out (the Award).

Exterior walls will be assessed by the property surveyor and large furniture will only prevent them from gaining access to every part of the exterior wall. Make sure your furniture is kept away from exterior walls and moved into the centre of the room.

A potential buyer can also request for a specific focus to be made on certain areas that may cause concern within the property. So say for example one of the walls within your home is bowed slightly and the potential buyer notices this, they can request for a specific focus to be made on that wall to elaborate on the possible causes for the bowing. This is why it is crucial that you keep your home in good shape if you plan to sell it on for a reasonable price.

The most frequent question we get asked is, but we’ve had a survey the bank arranged it while it true that you can have a Level 2 or 3 survey through your mortgage provider. It is more likely a valuation report that has been commissioned and these are there purely to make sure the bank has the ability to get back from the property in resale what you’ve asked it to lend you. It doesn’t report on lots of things and in most cases, you never get to see it. The full Building/ Structural Survey cost will vary from 500 to 1,300; the survey cost will depend on the property type, size and location. To save you money on your survey, compare fees by filling in our simple and quick form and receive up to four instant quotes from our RICS regulated Chartered Surveyors. As one of the most comprehensive surveys available, more often than not a building survey will be requested by potential buyers of your property. It is a wide range inspection of the entirety of a property done in more specific depth than a Homebuyers Report or a Mortgage Valuation. A Building Survey’s purpose is to give a detailed report of the condition of the property in question.
