They want to make sure nothing has changed in your financial picture. How this affects you: Any new loans or credit card accounts on your credit report can jeopardize the closing and final loan approval. Buyers, especially first-timers, often learn this lesson the hard way. What to do instead: Keep the status quo in your finances from preapproval to closing. Don’t open new credit cards, close existing accounts, take out new loans or make large purchases on existing credit accounts in the months leading up to applying for a mortgage through closing day. Pay down your existing balances to below 30 percent of your available credit limit, and pay your bills on time and in full every month.

One analogy we use to demonstrate how important location is this: If you take the least expensive home in the world, and you put it in downtown New York City, it is worth millions. When you purchase something with your credit card, you are borrowing money from the bank. If you don’t give that money back in time, the bank is going to start charging interest on your balance. However, if you use a credit card responsibly and pay off the balance every month, it’s a good way to start building credit. One last tip: Treat your credit card as a debit card. Pay it off in full every day if you have to. I try to pay off my balance every couple of weeks so that I don’t forget. I also use Trim to remind me when payment is due.

The Realtor you choose will play an important role in making a successful sale. A reputable Realtor in Germany will constantly monitor the multiple listing service (MLS), know the comps in your neighborhood, and know what properties are going on the market. A Realtor that works by themselves may not have all the skills they need to help you from start to finish. Selecting a lender is a matter of personal preference. Many people often shop around, looking for a lender that offers the lowest rate. More often, however, people will choose a lender based on a referral from an agent or friend. Most lending institutions will offer the same basic programs, such as FHA, VA, conventional fixed rate, etc.; and most will meet or beat another lender’s rates. What usually separates one lender from another is their “niche” product. An example would be a lending institution that specializes in low down payments, as compared to another that specializes in self-employment financing.
